The owner of this newly converted joint live work loft space wished to both upgrade the developer's base building design and add a mezzanine to create an elevated open office area above and enclosed den space below.

    The mezzanine design required analysis and calculation of available floor area per the Zoning Regulations, precise redesign and relocation of the base building plumbing riser pipes, and coordination with our consulting structural engineer regarding new loads. We designed a sculptural stair to link the mezzanine to the loft below, compliant with egress requirements. We worked with our consulting mechanical engineers to lay out air conditioning soffits and sprinklers so that they did not interfere with the loft's original architectural elements.
