We designed the gut renovation and reconfiguration of this fire ravaged twenty thousand square foot five-story Old Law tenement apartment house on the Upper West Side. Research of archival building documents and strategic reading of the Zoning Resolution and Building Codes allowed us to achieve a build out of forty dwelling units in order to most profitably capture the neighborhood's university student housing rental market. We designed four types of studio and one bedroom apartments thereby standardizing and economizing construction.

    The floor plans carefully align with existing masonry openings, exceed Code standards for natural light and ventilation, and preserve the original polychromatic terracotta façade design. Working with our clients, the owners, we incorporated space and energy efficient incremental hot water heating units into the architectural design.
