The owner's program for this 3,000 square foot former manufacturing loft space required a complete gut renovation to create a high end family home.

    Working as a team with our engineering consultants and the general contractor, we designed architectural, plumbing, lighting, and mechanical plans to create a home consisting of three new bathrooms, a semi-industrial grade open kitchen, three bedrooms, living spaces, laundry, and storage in accordance with Building Code, handicap accessibility law, and the building's Landmark status. In order to create bedrooms at the back of the loft, we provided continuous mechanical fresh air and designed sound proof glass transoms capturing light from the front of the loft. We designed soffits for the new ducted split roof top air conditioning system that preserved the high ceilings, columns, and beams characteristic of the loft space. We developed details to assure noise attenuation and water proofing.

    We provided a full scope of services from feasibility through construction administration, including submissions to and approvals by the Coop Board, The NYC Department of Buildings, and The Landmarks Preservation Commission.
